1. CONTRACT 

This is where the fun begins. The contract represents the formal agreement between you, as the buyer, and Ashlar Homes. This document will confirm the agreed selling price of the product, neighborhood/lot, and specific plan along with structural options for your home. The price may increase depending upon the selections and changes that you make after this point. As a rule, we do not price selection type options into the contract due to the vast number of selections and differing prices for each. This pricing is best left until after you have visited the selection center. *After the contract has been signed, we can longer accept changes that affect house placement on lot, the selected plan or engineering provisions (i.e. Window placement, structural options, basement wall height).

At Ashlar Homes we value close supervision during the construction process to minimize errors and maximize our homeowners’ satisfaction and desires in their new home. A superintendent is assigned to each and every home to oversee the entire building process from the preconstruction meeting with the homeowner through the final walk and closing.

2. PERMITTING & SELECTIONS 

Once your contract is processed, you will receive a link to Builder Trend, our project management software, which will invite you to begin the selection process. In addition, we will be making plan revisions as needed, staking the lot and applying for the appropriate building permits. Once you accept the invitation to Builder Trend, you will have 30 days to make selections with our approved Designer at Everleigh Design Studio in Blue Springs, Mo. You will call and schedule your appointment with Libby with Ashlar Homes. As part of your contract we allow four hours of design time. Should you require more than four hours to complete selections your additional time will be billed at $65.00 per hour. For your appliance selections, you will go to Factory Direct Appliances at the location most convenient for you. Once your selections have been made, you will get a change order form through Builder Trend listing your selections and associated costs with them. If any changes to the contract price are made, you will have the option to pay for that online or adjust the price of the contract. (There are certain design selections that must be paid for by the customer and will not be adjusted into the contract.)

3. PRE-CONSTRUCTION MEETING 

This meeting is crucial. During the appointment, you will meet with Joel McIntyre, our Project Manager. Joel will confirm all aspects of the home. This will include the plan drawings, cabinet plans, electrical placement (TV’s, phones, special lighting) etc. This is a good time to come prepared with any questions you might have. *After this meeting, we can no longer accept changes to electrical placement, heating and cooling, plumbing fixtures or cabinets. In addition, any change orders (that are still allowed) will have an administrative fee of $400 after the pre-construction meeting.

 

4. Foundation, Framing and Mechanicals (Electrical, Plumbing, etc.) 

At this phase, Josh Brown, our Framing Superintendent, will be taking over. We understand that this is an exciting stage and that you will be curious. However, the job site can be a dangerous location during this process due to the construction that is taking place. We ask that you not visit the construction site unless you are accompanied by an Ashlar Homes Sales Representative.

6. PAINT & FINISHES 

Your excitement will be growing at this point and your dream will be taking shape! Please note that during this stage, the home site can be dangerous due to odors and fumes from paint and stain.

7. FLOORING 

We ask that you respect the detail of the work that is going into your home and allow our teams to complete their jobs without interruption. While we understand the anticipation of these last few days, we ask that you refrain from coming inside the house after the carpet is installed until your home orientation day.

5. SHEETROCK, TRIM & CABINETS 

During this block, you will complete a trim walk through with our Project Manager, Joel McIntyre. This walk through will confirm details on closet layouts and give you a chance to discuss the last few finishing touches of the home. Also, at this time one of our Finish Superintendents will start overseeing the construction of your home. At this point, your closing date can be set. We also begin locking the house at this stage of construction. You will need to set up appointments with a sales person to gain entry to the home from this point forward. *At this point, your home is about 45 working days from completion and we can no longer accept any changes to the home.

8. HOME ORIENTATION 

During this block, you will meet with your Finish Superintendent. He will go over the systems of your new home. At this time, he will have a list of things that he has identified requiring attention prior to closing. This is called a Punch List. While meeting with the Finish Superintendent, you will have the opportunity to add items to his list that need to attention before closing.

9. FINAL WALK & CLOSING 

You will meet with the Finish Superintendent one last time to confirm that the punch list is complete. At this time, you will meet Dana Webb, Warranty Administrator, who will go over the warranty with you and how to submit warranty requests. We recommend loading the Builder Trend App on your phone before this meeting. Dana will be your contact for any warranty needs.

This will allow Ashlar Homes a greater chance at meeting the set closing date. These appointments will need to be scheduled Monday through Friday between the hours of 7:00 am and 3:30 pm.

Questions and discussions regarding your home should be handled with the individuals named and NOT WITH subcontractors. All communication to Libby and Joel should be done through Builder Trend. This is our communication hub for the building process.​
